Before looking at specific chemicals and luster levels, you need to know where your floor will be finished.

Factory Pre-Finished (Our Recommendation):

These planks are coated in a controlled environment using industrial UV-curing technology and fortified with heavy-duty additives like aluminum oxide.

Site-Finished:

This involves installing raw, unfinished wood planks, then sanding, staining, and applying the protective top coat directly inside your home.

While it allows for a completely flush, seamless surface with no micro-bevels between planks, it requires days of curing time, creates significant dust, and cannot match the rock-hard durability of an industrial factory finish.

If you are looking at premium pre-finished hardwood, you will generally choose between two core finish technologies, each offering a totally different look and maintenance style:

  • The Catch: If a polyurethane finish does manage to get a deep scratch, it cannot be easily spot-repaired. You generally have to buff and recoat the entire room to fix individual deep scratches.

If a dog scratches a specific area, you can apply a small amount of touch-up oil directly to that spot without treating the rest of the room.
  • The Catch: They require more hands-on maintenance. An oiled floor needs to be cleaned with specialized soaps and will require a periodic application of refreshing oil every few years to keep the wood from drying out.
